Our Research, Valuation and Advisory (RVA) group is searching for a Senior Valuation Analyst to join our onsite client team at INVESCO. In this role, you will provide analytical and appraisal review support for portfolios of commercial properties located across the United States.

Responsibilities: <p dir="ltr"><strong>Our Senior Valuation Analyst will:</strong></p> <ul> <li dir="ltr"> <p dir="ltr">Research. You will gather the most comprehensive and accurate supporting data for performing internal valuation analysis and 3rd party appraisal review. Amongst other tasks, this research will primarily include the following on 30-40 assets within an analyst&rsquo;s assigned region:</p> <ul> <li dir="ltr"> <p dir="ltr">Market research to set income and expense expectations.</p> </li> <li dir="ltr"> <p dir="ltr">Capital markets pricing research to further inform your analysis.</p> </li> <li dir="ltr"> <p dir="ltr">Rent rolls, income statements, and budgeted capital expenditures.</p> </li> </ul> </li> <li dir="ltr"> <p dir="ltr">Liaise. You will work closely with INVESCO&rsquo;s asset managers and acquisitions officers. The asset managers are charged with executing the investment strategy and the acquisition officers are active market participants sourcing real estate assets to fit the investment requirements of INVESCO&rsquo;s clients. You will reach out to these groups to gather information, analyze data, summarize findings and prepare recommendations.</p> </li> <li dir="ltr"> <p dir="ltr">Build financial models. You will perform financial modeling for discounted cash flow for unleveraged structures using ARGUS Enterprise (AE).</p> </li> <li dir="ltr"> <p dir="ltr">Analyze and report. You will perform a thorough analysis and prepare a valuation summary document to be presented to asset managers, acquisition officers, valuation managers, and portfolio managers to review.</p> </li> </ul> <span id="x_x_docs-internal-guid-97bc13c4-bab6-d44d-6cc8-aeccbec44cc7">Facilitate appraisals. You will work with the valuations managers to&nbsp;review the 3rd party appraisals as warranted by client requirements and will assist in writing appraisal review comments with market support for findings.</span>
Requirements: <p dir="ltr"><strong>Our new Senior Valuation Analyst has:</strong></p> <ul> <li dir="ltr"> <p dir="ltr">An ideal combination of education and experience obtained via one of the following:</p> <ul> <li dir="ltr"> <p dir="ltr">A university or college degree in a relevant area and 4 years in Real Estate Valuation.</p> </li> <li dir="ltr"> <p dir="ltr">A Masters degree plus 2 years in Real Estate Valuation.</p> </li> <li dir="ltr"> <p dir="ltr">A Certified General Appraiser license or appraiser trainee license with 3 years in Commercial Real Estate Valuation.</p> </li> </ul> </li> <li dir="ltr"> <p dir="ltr">Financial knowledge. You understand financial terms and principles. You can conduct basic financial analysis and calculate intermediate figures such as percentages, discount rates, and capitalization rates. Experience valuing real estate such as discounted cash flow analysis and direct capitalization analysis would be an asset.</p> </li> <li dir="ltr"> <p dir="ltr">Technical experience. You have intermediate skills with Microsoft Office Suite. Knowledge of ARGUS DCF and ARGUS Enterprise (AE) would be an asset.</p> </li> <li dir="ltr"> <p dir="ltr">Real Estate knowledge. You are familiar with real estate terms and principles as well as the CRE market and valuation influences. You know how to read leases and understand terms and you have an understanding the inputs and outputs of a property-level cash flow.</p> </li> <li dir="ltr"> <p dir="ltr">Outstanding communication skills. You can easily comprehend, analyze, and interpret various types of business documents and present information to large or small groups. You can draft written summaries of value drivers, make rebuttal arguments and effectively respond to complex inquiries or concerns from clients, co-workers, supervisors and management.</p> </li> <li dir="ltr"> <p dir="ltr">Reasoning ability. You understand and can carry out general instructions in standard situations.
