Overview: <br />Responsible for the overall cleanliness and lighting of all buildings and residential halls, as well as the custodial staff who service those buildings/halls. Will act as a liaison with residence hall recycling group, as well as facilities&rsquo; recycling personnel. Coordinates daily work assignments to cover for absences and vacations. Inspects the work of custodians to ensure quality levels are maintained. Provides training to custodians, as required, to eliminate deficiencies. Monitors safety practices of custodial personnel in residence halls.
Responsibilities: <br /> <ul> <li>Ensures execution of daily preventative maintenance checks on custodial vehicles used for custodial operations and takes any necessary steps to resolve issues as soon as possible.&nbsp;</li> <li>Communicates with customers, faculty, staff, Assistant Building Services Manager and Building Services Manager about custodial issues including cleaning, trash, recycling, lighting, vandalism, project work, furniture moves, etc. Communicates with student recycling groups about residence hall recycling programs and with students as an advocate for resident-custodian advocacy.</li> <li>Responds to and corrects deficiencies identified in service order work slips, executes new or modified installations to minimize waste of materials, provides access for future maintenance, and avoids unsightly, hazardous, and unreliable repairs or activities.</li> <li>Identifies and orders supplies necessary for cleaning and maintenance operations. Keeps minimal supplies on hand to effectively operate the custodial cleaning operations, especially those considered to be hazardous materials. Stores hazardous materials in accordance with codes and regulations. Follows college procurement procedures when obtaining supplies.</li> <li>Evaluates cleaning quality in residence halls. Provides supervision and training needed to correct deficiencies. Records quality and cleaning trends and shares information with custodial supervisor. Alerts supervisor or the service desk of maintenance issues or deficiencies.&nbsp;</li> <li>Manages all buildings and residence hall operations in a safe manner in accordance with federal, state and local safety codes. Handles all chemicals and wastes in accordance with Material Safety Data Sheets. Makes sure all universal wastes are properly stored for disposal and not placed in the compactor.</li> <li>Directs utility and custodial workers for project work and event support.</li> <li>Assumes other duties as assigned, which include providing help and assistance to other department trade group members as needed in the completion of work tasks; provides appropriate support in major campus events such as commencement, opening of school, and snow removal activities to maintain campus operations.</li> </ul> <p>&nbsp;</p> <p><strong><u>Supervises:</u></strong></p> <p>Acts as first-line supervisor to all custodial staff</p>
Requirements: <br /> <p><strong><u>Education Requirements:</u></strong></p> <p>Minimum Level of Education and Licenses Required:</p> <ul> <li>Must have had a valid unrestricted U.S. Driver&rsquo;s License for one year, and maintain throughout employment an insurable (as determined by the College&rsquo;s insurer&rsquo;s criteria) or a satisfactory driving record</li> <li>Must successfully complete and pass the College&rsquo;s vehicle training program within the first 60 days of employment</li> <li>Annual or more frequent review of employee&rsquo;s driving record based on the College insurer&rsquo;s criteria</li> <li>Safety training as required by management.</li> </ul> <p>&nbsp;</p> <p>&nbsp;</p> <p><strong><u>Position Knowledge/Skills &amp; Abilities Requirements:</u></strong></p> <ul> <li>5 years of custodial experience and 1 year of project cleaning/event support experience; minimum 1 year of supervisory experience and demonstrated leadership ability.</li> <li>Hepatitis B vaccination and training in compliance with OSHA regulations; must maintain both throughout time in the position.</li> <li>Must be able to function well in a team/community environment, displaying common courtesy and politeness. Frequently interacts with students, teachers, co-workers, administrators and government officials.</li> <li>Ability to read and interpret documents such as safety rules, material safety data sheets (MSDS), drawings, operating, maintenance, repair, installation, and procedure instructions or manuals.</li> <li>Ability to write routine instructions, reports, logs, and descriptions of equipment problems and needs.</li> <li>Ability to speak effectively to describe and explain specific problems and operating requirements of the custodial department to students, faculty, staff, and contractors.</li> <li>Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.</li> <li>Ability to deal with problems involving several concrete variables in standardized situations.</li> </ul> <p>&nbsp;</p> <p><strong><u>Working Conditions:</u></strong></p> <p>Physical Environment:</p> <ul> <li>Regularly exposed to wet and/or humid conditions.</li> <li>Occasionally exposed to moving mechanical parts, precarious places, hazardous chemicals, outside weather conditions and extreme heat.</li> <li>Occasionally exposed to fumes or airborne particles.</li> <li>Usually moderate noise level.</li> <li>Regularly required to work extended hours and participate in an after-hours callback for campus emergencies.</li> </ul> <p>&nbsp;</p> <p>Physical Demands:</p> <ul> <li>Operates a motor vehicle on a daily basis.</li> <li>Regularly required to use hands to finger, handle, feel, stoop, kneel, crouch, or crawl.</li> <li>Frequently required to lie down (for reaching difficult areas of access) stand, walk, reach with hands and arms, talk or hear and smell.</li> <li>Occasionally required to sit.</li> <li>Regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.</li> <li>Regularly climb and/or balance up to 10 feet, and occasionally climb and or balance up to 20 feet.</li> <li>Regular use of close vision, color vision, depth perception, and ability to adjust focus.</li> </ul>
