Overview: <br />The Overnight Supervisor supervises Facilities Management Building Services staff, including custodians, utility workers, pool maintenance staff and service contractors, in the nightly cleaning of campus facilities. Consults with the Building Services Manager and Assistant Director when clarification, interpretation, or other assistance is needed to support and execute departmental and College procedures, policies, goals, and objectives.<br /><br /><br /> <p><strong>Physical Environment:<br /><br /></strong></p> <ul> <li>Regularly exposed to wet and/or humid conditions.</li> <li>Frequently exposed to moving mechanical parts, hazardous chemicals; outside weather conditions and extreme heat.</li> <li>Occasionally exposed to fumes or airborne particles.</li> <li>Usually moderate noise level.</li> <li>Regularly required to work extended hours and participate in an after-hours emergency call-back program.</li> <li>Flexible schedule is a must. Responsibilities: <br /> <ul> <li>Supervises overnight custodial and utility staff to execute daily schedules and tasks. Assists with monitoring of contracted work. Assists with various personnel actions as appropriate for the Building Services unit including annual performance evaluations, corrective discipline cases, personnel actions, skills development, counseling, and training.</li> <li>Supports development and implementation of staffing plans to meet annual campus milestones, including school opening, winter break, spring break, commencement, and summer program turnover.</li> <li>Monitors work orders in the Colleges CMMS System, TMA, and maintains daily communications with service response desk for prioritization of workload.</li> <li>Ensures that the Building Services staff are entering necessary information into the Work Order System (TMA) and takes corrective action when needed. Understands and utilizes Workday procedures, and supply ordering system as well as supply accountability.</li> <li>Reviews employee work schedules and work assignments and recommends changes to improve productivity and quality of work performed by the Building Services unit.</li> <li>Provides daily written reports and verbal feedback to the manager.</li> <li>Establishes good rapport with campus community including key event coordinators.</li> <li>Provides additional support to the on-call manager during overnight shift while on campus, responding to emergencies and taking the appropriate corrective action in accordance with on-call policy guidelines.</li> <li>Assumes additional responsibilities as required.</li> </ul> <p>&nbsp;</p> <p><strong>YOUR TEAM WILL INCLUDE</strong></p> <p>Assigned Facilities Management staff</p>
Requirements: <br /> <p><strong>WHAT EDUCATION AND SKILLS YOU WILL NEED</strong></p> <p>&nbsp;</p> <ul> <li>Must have a minimum of 4 years of experience as a foreman or supervisor. Must have 5 to 7 years of progressive responsibilities in a building services role.&nbsp;</li> <li>Must be able to function well in a team/community environment; frequently interacts with students, faculty, and staff within and outside of Facilities and administrators.</li> <li>Must have an understanding of Workday and Workday procedures.</li> <li>Ability to read, write and understand professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions.</li> <li>Ability to read and interpret documents such as safety rules, material safety data sheets (MSDS), mechanical drawings, operating, maintenance, repair, installation, and procedure instructions or manuals.</li> <li>Ability to write routine instructions, reports, logs and descriptions of building system problems and needs.</li> <li>Ability to speak effectively to describe and explain specific problems and operating requirements of mechanical and plumbing systems to students, faculty, staff, and contractors.</li> <li>Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.</li> <li>Ability to deal with problems involving several concrete variables in standardized situations.</li> <li>Demonstrated experience in the technical aspects of custodial best practices, including efficient use of chemicals, green cleaning, tools, equipment and personnel. Overnight Supervisor will be required to obtain a pool operation certificate. (&ldquo;NSPF&rdquo; Certification Course. (National Swimming Pool Foundation) provide by &ldquo;NAC&rdquo; (Nationwide Aquatic Consulting, Inc.) within 6 months of employment.</li> </ul> <p>&nbsp;</p> <p><strong>HOW AND WHERE YOU WILL WORK<br /><br /></strong></p> <ul> <li>All Babson College faculty and staff authorized to work on campus must be fully vaccinated against COVID-19, <a href="https://www.cdc.gov/coronavirus/2019-ncov/vaccines/stay-up-to-date.html" target="_blank" rel="noopener noreferrer">including any appropriate boosters</a>.
