Overview: <br />Maintains, inspects, operates, and repairs building HVAC and refrigeration systems, hot water (gas, electric, and oil fired) systems and components at Babson College; adjusts those systems as necessary for optimal performance to maintain compliance with state/local building and heating/cooling codes and regulations by performing the following essential duties.<br /><br />The schedule is Monday through -Friday, 7:00 am-3:30 pm. The pay rate is $44.14/hour.
Responsibilities: <br /> <ul> <li>Operate, adjust, and inspect all buildings&rsquo; HVAC, refrigeration systems and auxiliary equipment and components to detect hazards, malfunctions, the need for adjustment and/or replacement to such items as controls, thermostats, as well as other similar types of related equipment; monitor HVAC/R equipment and operating schedules on campus through the energy management software system and make the necessary corrections and adjustments to meet the buildings&rsquo; established operating guidelines.</li> <li>Maintain all buildings&rsquo; HVAC, refrigeration systems, auxiliary equipment and components such as cooling towers, pumps, and other related types of equipment.</li> <li>Repair or replace all buildings&rsquo; faulty HVAC, refrigeration equipment, motors, controls, valves, towers, dampers, regulators, gaskets, flanges, seals, pumps, draft fans and compressors, including deficiencies in related systems such as chilled water or condenser water loops.</li> <li>Analyze and perform diagnostic testing and analysis of buildings&rsquo; HVAC and refrigeration equipment, hot and chilled water systems, to isolate and identify the root causes of systems&rsquo; failure or inadequate performance; develop interim and permanent solutions for identified systems&rsquo; failures; participate in campus audits to determine optimal operating procedures and develop new operating strategies.</li> <li>Document all repairs, maintenance and comments on assigned service work order slips; record routine system(s) equipment readings, responses to equipment alarms, maintenance work performed and other pertinent information in applicable equipment logs and databases; record all refrigerant usage and stock on hand according to Federal guidelines; collect and maintain files of documents and diagrams generated from field investigations of HVAC and refrigeration equipment.</li> <li>Act as a work site coordinator for executing work involving other in-house technicians and contractors, to keep systems functioning within original design operating parameters; recommend repairs or different treatments to any and all HVAC and refrigeration systems at Babson College.</li> <li>Balance single shop work assignments with present workloads in coordination and support of the Service Response Manager and Trades Supervisor&rsquo;s work plans.</li> <li>Respond to and correct deficiencies identified on assigned service order work slips, executing new or modified installations to minimize waste of materials, to provide access for future maintenance and to avoid unsightly, hazardous and unreliable repairs, while meeting manufacturers&rsquo; installation specifications and local codes/requirements.</li> <li>Provide assistance to other department trade group members as needed in the completion of work tasks; provide appropriate support in major campus events such as commencement and opening of school; participate in snow removal activities as needed to maintain campus operations.</li> <li>Assume additional responsibilities as required.</li> </ul>
Requirements: <br /> <p><strong>WHAT EDUCATION AND SKILLS YOU WILL NEED<br /><br /></strong></p> <ul> <li><strong>Certification for reclaiming refrigerants from technical school or program; High School diploma, GED, or equivalent technical school certification; Massachusetts Refrigeration license; will attend safety training as required by Management.</strong></li> <li><strong>At least 4-6 years of related experience and/or training or an equivalent combination of education and experience. Demonstrated knowledge of HVAC control systems.</strong></li> <li>Must be able to function well in a team/community environment, displaying common courtesies and politeness; frequently interacts with students, teachers, co-workers, and administrators.</li> <li><strong>Ability to read and interpret documents such as safety rules, material safety data sheets (MSDS), mechanical drawings, operating, maintenance, repair, installation and procedure instructions or manuals.</strong></li> <li>Ability to speak effectively to describe and explain specific problems and operating requirements of mechanical and plumbing systems to students, faculty, staff and contractors.</li> <li>Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.</li> <li>Ability to deal with problems involving several concrete variables in standardized situations.</li> <li>Ability to <strong>order replacement parts and stock</strong> to perform the daily work tasks.</li> </ul> <p>&nbsp;</p> <p><strong>HOW AND WHERE YOU WILL WORK<br /><br /></strong></p> <ul> <li>All Babson College faculty and staff authorized to work on campus must be fully vaccinated against COVID-19, <a href="https://www.cdc.gov/coronavirus/2019-ncov/vaccines/stay-up-to-date.html" target="_blank" rel="noopener noreferrer">including any appropriate boosters</a>.
