We are searching for a talented Lease Up Agent to be based out of One Blue Slip in Brooklyn, NY. Primary responsibility is to least apartments within the multifamily portfolio during the lease up phase. The role requires a high energy Agent who is committed to anticipating and exceeding the expectations of our residents and customers. This role combines sales, customer service and marketing skills to lease luxury apartments. The candidate will be proactive in anticipating and exceeding client expectations. The Leasing Up Agent is responsible for new leases, vacancies, concession strategies and property specific marketing efforts with the expectation that asset value will be improved in all new leases. Responsible for functions related to maintain a high and stable occupancy of the property.<br/><br/>
Responsibilities: <UL><LI>Professionally present and sell the property's apartments and services. Includes meeting with prospective residents, identifies their housing needs, interviews them to determine eligibility based on established criteria, shows vacant/occupied and model suites and property amenities based on established techniques specified by the company. Quotes established rental rates and promotions. Makes follow-up calls, sends follow up literature and pursues rental status. Collects funds related to applications, security deposits and rentals. </LI><LI>Completes applicant screening process and prepares appropriate correspondence based upon the result. </LI><LI>Prepares leases and related leasing addendums. Maintains lease records and files. Maintains property waiting list and other updates to various records and reports in accordance with policy and procedures, applicable affordable housing programs and HUD/Agency regulations. </LI><LI>Supports and ensures timely input, proper use and full utilization of on-site PC-based property management software for leasing data. </LI><LI>Ensures apartments are ready for occupancy by inspecting, placing move-in products and last-minute touches when necessary. Distributes other appropriate paperwork at time of lease signing in person or electronically. </LI><LI>Ensures leasing office, public areas of the property, vacant apartments, amenities and general curb appeal of the property are pleasing and in line with the quality of the brand. Everywhere the Agent takes potential residents should be impeccably clean and maintained at the highest standard.</LI><LI>Maintains current knowledge of marketing and leasing techniques. Strives to attain affirmative marketing goals. Seeks out new residents through outreach, direct marketing, cold calling and distributing literature. Maintains current knowledge of apartments, building amenities and local agencies or attractions of interest to residents. </LI><LI>Maintains a working knowledge of company policies, applicable local, state and Federal laws and regulations, affordable housing programs, and other applicable policies and procedures to ensure compliance. </LI><LI>Maintains awareness of current rental rates and promotions of competitive properties.</LI></UL>
Requirements: <ul> <li>This position requires an Undergraduate Degree.</li> <li>1-2 years of experience in Leasing or Sales is required.</li> <li>Required skills for this position include: fair housing laws, affordable housing programs, and Microsoft.</li> <li>This position requires up to 10% travel.</li> </ul>
