Overview: <p class="ignore-global-css"><span class="ignore-global-css"><strong class="ignore-global-css"><u class="ignore-global-css">Role:</u></strong><br class="ignore-global-css" />Ensures all Credit Union's buildings and equipment are functioning properly and all properties are maintained in excellent condition.<br /></span><br class="ignore-global-css" /><span class="ignore-global-css"><strong class="ignore-global-css"><u class="ignore-global-css">Essential Functions &amp; Responsibilities</u>:</strong></span></p> <ul class="ignore-global-css"> <li class="ignore-global-css"><span class="ignore-global-css">Monitors and ensures contractor compliance for contracts including but not limited to: landscape, janitorial, HVAC, carpet, elevator, etc.</span></li> <li class="ignore-global-css"><span class="ignore-global-css">Schedules buildings/maintenance staff to respond to written work orders; Calls managers to communicate work response schedule.</span></li> <li class="ignore-global-css"><span class="ignore-global-css">Maintains adequate inventory of maintenance products used in all buildings.</span></li> <li class="ignore-global-css"><span class="ignore-global-css">Resolves contractor problems and issues as needed.</span></li> <li class="ignore-global-css"><span class="ignore-global-css">Develops and adheres to annual facilities budget.</span></li> <li class="ignore-global-css"><span class="ignore-global-css">Communicates with managers regarding needed maintenance and repair of facilities; schedules visits with managers to performed scheduled maintenance and repair.</span></li> <li class="ignore-global-css"><span class="ignore-global-css">Ensures that HVAC systems and other building equipment systems are kept in proper working order and repaired when necessary.</span></li> <li class="ignore-global-css"><span class="ignore-global-css">Responds to requests from staff for emergency assistance.</span></li> </ul> <p class="ignore-global-css"><span class="ignore-global-css"><strong class="ignore-global-css"><u class="ignore-global-css">Performance Measurements:</u></strong></span></p> <ul class="ignore-global-css"> <li class="ignore-global-css"><span class="ignore-global-css">Develops and maintains a productive working relationship with Credit Union employees and co-workers.</span></li> <li class="ignore-global-css"><span class="ignore-global-css">Maintains current knowledge of contracts and ensures department maintains compliance with all applicable federal and state regulations.</span></li> <li class="ignore-global-css"><span class="ignore-global-css">Maintains adequate inventory to enable continuous day-to-day operations while staying within approved budget.</span></li> <li class="ignore-global-css"><span class="ignore-global-css">Develops recommendations for cost efficiencies and enhancements to supplies, products, pricing, and processes.</span></li> </ul>
Responsibilities: <p class="ignore-global-css"><span class="ignore-global-css"><strong>Hours for this position are Monday through Friday <span class="modified">8:45</span>am to 5:<span class="modified">15</span> pm.</strong><br /><strong class="ignore-global-css"><u class="ignore-global-css"><br />Knowledge and Skills:</u></strong></span></p> <p class="ignore-global-css"><span class="ignore-global-css"><strong class="ignore-global-css">Experience:&nbsp;</strong>Three years to five years of similar or related experience.<br class="ignore-global-css" /><strong class="ignore-global-css">Education:&nbsp;</strong>A college degree is preferable but five or more years facility/maintenance experience can be substituted.</span></p> <p class="ignore-global-css"><span class="ignore-global-css"><strong class="ignore-global-css">Interpersonal Skills:</strong>&nbsp;Work involves much personal contact with others inside and/or outside the organization for the purpose of first-level conflict resolution, building relationships, and soliciting cooperation. Discussions involve a higher degree of confidentiality and discretion, requiring diplomacy and tact in communication.</span></p> <p class="ignore-global-css"><span class="ignore-global-css"><strong class="ignore-global-css">Other Skills:</strong>&nbsp;Good communication skills both written and oral.</span></p> <p class="ignore-global-css"><span class="ignore-global-css"><strong class="ignore-global-css">Physical Requirements:&nbsp;</strong>Must be able to lift and carry up to 50 pounds.</span></p>
