Responsibilities: <p><strong>Renovation &amp; Unit Turn Oversight</strong></p> <ul> <li>Manage the full make-ready and renovation lifecycle for assigned units and communities.</li> <li>Review the make-ready board daily and keep projects moving forward.</li> <li>Walk vacant and upgraded units, assess scope, and create detailed Scopes of Work (SOWs).</li> <li>Schedule, coordinate, and oversee vendors from start to finish.</li> <li>Ensure upgraded units are completed within&nbsp;<strong>21 business days.</strong></li> <li>Perform weekly progress walks, quality checks, and final inspections.</li> <li>Deliver completed units or punch lists to the Capital Projects Manager.</li> <li>Maintain strict quality control throughout the renovation process.</li> </ul> <br /> <p><strong>Maintenance &amp; Property Care</strong></p> <ul> <li>Monitor common areas, breezeways, stairwells, and grounds during renovations.</li> <li>Ensure trash, debris, and vendor areas remain clean and orderly.</li> <li>Address warranty items and follow up for timely resolution.</li> <li>Complete preventative maintenance tasks as scheduled.</li> <li>Assist with snow and ice removal where applicable.</li> </ul> <br /> <p><strong>Financial &amp; Administrative Responsibilities</strong></p> <ul> <li>Help manage renovation budgets and control expenses.</li> <li>Track purchase orders, invoices, and vendor charges accurately.</li> <li>Ensure vendors use required Ops Technology systems.</li> <li>Verify invoice accuracy and prevent duplicate charges.</li> <li>Maintain timely, accurate reporting and system data entry.</li> </ul> <br /> <p><strong>Leadership &amp; Collaboration</strong></p> <ul> <li>Supervise and coach vendors; escalate performance concerns as needed.</li> <li>Conduct weekly meetings to align teams on priorities and progress.</li> <li>Communicate regularly with the Capital Projects Manager.</li> <li>Represent GoldOller professionally at all times.</li> </ul> <br /> <p><strong>Resident Relations</strong></p> <ul> <li>Greet residents courteously and professionally.</li> <li>Communicate clearly through written notices and in-person interactions.</li> <li>Participate in court hearings or appeals when required.</li> </ul>
Requirements: <p><strong>Experience &amp; Skills</strong></p> <ul> <li>Minimum&nbsp;<strong>3 years of multifamily maintenance experience.</strong></li> <li>Strong knowledge of renovations, make-ready processes, and vendor management.</li> <li>Ability to read blueprints, financial reports, and scopes of work.</li> <li>Familiarity with RealPage products (OneSite, Ops Technology preferred).</li> <li>Excellent organization, multitasking, and communication skills.</li> <li>Working knowledge of Fair Housing, OSHA, ADA, and building codes.</li> <li>Proven leadership and conflict-resolution abilities.</li> </ul> <br /> <p><strong>Certifications &amp; Requirements</strong></p> <ul> <li>High school diploma or GED preferred.</li> <li>EPA Certification required.</li> <li>CPO and/or CAMT certification preferred.</li> <li>Valid driver&rsquo;s license and reliable transportation.</li> <li>Own routine maintenance tools.</li> <li>Ability to lift up to 50 lbs. and perform physical job duties.</li> <li>Willingness to work weekends, travel, and stay overnight as needed.</li> <li>Available for after-hours emergencies when on call.</li> </ul> <br /><br /> <p>Visit us at&nbsp;<a href="https://www.goldoller.com/" target="_blank" rel="noopener noreferrer">www.goldoller.com</a>&nbsp;for more details!&nbsp;</p> <p><strong>Want to learn more about the GO culture?
