Overview: <p>&nbsp;GoldOller Assistant Community Manager plays a key role in supporting the Community Manager to ensure the operational and financial success of the residential community. In the absence of the Community Manager, the Assistant Community Manager must confidently and competently assume full responsibility for the property&rsquo;s operations, ensuring consistency, continuity, and exceptional service. This position is committed to delivering the Gold Standard of Service by providing outstanding customer experiences, maintaining a high level of professionalism, and fostering strong resident satisfaction. Responsibilities include overseeing rent collection processes, managing lease violations, leasing available apartment homes, supporting marketing and outreach initiatives, driving resident retention, and ensuring the community presents a polished, welcoming environment.&nbsp;<br />&nbsp;<br />&nbsp;The ideal candidate demonstrates proactive problem-solving skills and a forward-thinking mindset, especially when property or team performance falls below expectations. This role requires the ability to develop and implement action plans, communicate progress and solutions to the Community Manager, and take decisive steps to correct performance gaps. Beyond daily operations, the role assists the Community Manager in coaching, developing, and leading the team, with an emphasis on both personal and professional growth. Responsibilities: <p><strong>Financial &amp; Administrative</strong></p> <ul type="disc"> <li>Maintain bad debt under 2% monthly.</li> <li>Collect, post, and track all revenue (rent, fees, deposits).</li> <li>Manage delinquent accounts, collections, and eviction processes per policy.</li> <li>Complete move-in/move-out inspections and Final Account Statements.</li> <li>Monitor additional income, petty cash, and monthly budget goals.</li> <li>Ensure accurate, timely data entry and required reports.</li> <li>Support occupancy, retention, and rental rate goals.</li> </ul> <p><strong>Office &amp; Operations</strong></p> <ul type="disc"> <li>Serve as a professional representative of the property and GoldOller.</li> <li>Conduct weekly team meetings and support the Community Manager on key initiatives.</li> <li>Enforce leases, Fair Housing, safety standards, and local regulations.</li> <li>Maintain an organized, guest-ready leasing office.</li> <li>Attend required trainings and meetings; complete all checklists.</li> <li>Use company equipment responsibly and follow all operational procedures.</li> </ul> <p><strong>Team Leadership &amp; Development</strong></p> <ul type="disc"> <li>Assist in supervising, coaching, and motivating the leasing team.</li> <li>Support with interviewing, onboarding, training, and performance feedback.</li> <li>Promote a positive, team-oriented work culture and strong employee relations.</li> <li>Ensure timely completion of training for yourself and your team.</li> </ul> <p><strong>Leasing, Marketing &amp; Customer Service</strong></p> <ul type="disc"> <li>Achieve at least a 25% closing ratio and maintain strong shopping report scores.</li> <li>Meet occupancy goals through proactive lead management and team coaching.</li> <li>Conduct daily property walks to ensure the readiness of tour paths and vacant units.</li> <li>Ensure exceptional move-in experiences and consistent follow-up with prospects.</li> <li>Manage CRM activity; respond to leads and reviews within company timeframes.</li> <li>Complete leases, renewals, and all required addendums accurately.</li> <li>Monitor advertising sources and assist with social media engagement.</li> <li>Address resident concerns professionally and promptly.</li> </ul> <p><strong>Maintenance &amp; Grounds Support</strong></p> <ul type="disc"> <li>Regularly walk the community and inspect vacant units.</li> <li>Assist with oversight of grounds, common areas, and cleanliness standards.</li> <li>Log and track service requests, dispatch maintenance promptly, and complete quality check calls.</li> </ul> <p><strong>Resident Relations</strong></p> <ul type="disc"> <li>Support move-ins, move-outs, renewal outreach, and retention goals (60%+).</li> <li>Maintain professional communication through notices, follow-ups, and resident updates.</li> <li>Help plan and participate in resident events and community-building activities.</li> <li>Assist in conflict resolution, grievance avoidance, and court-related documentation when needed.</li> </ul>
Requirements: <p><strong>Skills &amp; Qualifications</strong></p> <ul type="disc"> <li>Strong sales, customer service, and communication skills.</li> <li>Knowledge of property management operations and Fair Housing.</li> <li>Proficient in Microsoft Office; RealPage/OneSite experience preferred.</li> <li>Excellent multitasking, organization, and conflict-resolution abilities.</li> <li>Ability to build positive relationships with residents, vendors, and team members.</li> </ul> <p><strong>Position Requirements</strong></p> <ul type="disc"> <li>High school diploma/GED required.</li> <li>Minimum 2 years of multifamily property management experience.</li> <li>Valid driver&rsquo;s license and reliable personal vehicle.</li> <li>Ability to lift up to 40 lbs.</li> <li>NALP certification a plus.</li> <li>Weekend availability (one per month) and occasional travel as needed.</li> <li>Ability to follow all company health and safety protocols.</li> </ul> <p>&nbsp;</p>
