Overview: The Community Property Manager II is responsible for overseeing the day-to-day managing and coordinating of Association operations and administrative functions in order to maintain a smooth running & properly functioning Community.<br/><br/>
Responsibilities: <LI>Works with the Board Members, Senior Managers and RM to develop strategic direction for the Associations. This position reports to the Senior Manager of Property Management.</LI><LI>Ensures alignment of activities which meet the mission, vision and agreed critical success factors and goals of the Board of Directors</LI><LI>Develops, communicates and monitors property budgets</LI><LI>Reviews monthly finances and makes recommendations to the Board as to anticipated shortfalls and/or excess funding by budget line item</LI><LI>Coordinates, negotiates and administers vendor contracts for property-level services in accordance with the parameters of the Association management agreement and Board of Directors.</LI><LI>Audits and approves vendor and utility companies’ invoices for payment in accordance with the client’s accounting procedures</LI><LI>Prepares timely and accurate monthly financial reporting information as required by Association management contract</LI><LI>Conducts monthly inspections of all common properties within each Association and prepare deed restriction violation communication in accordance with the recorded covenants</LI><LI>Attends all Board and annual meetings per contract</LI><LI>Prepares and distributes notices of meeting, agenda and minutes of meeting</LI><LI>Administers all procedures relating to enforcement of recorded rules and regulations, policies and procedures, and current laws</LI></UL>
Requirements: <ul> <li>Proven verbal and written communication skills in order to interface with residents and Board members</li> <li>Ability to establish strong interpersonal relationships with Board of Directors and vendors</li> <li>Strong organizational skills, ability to prioritize work and attention to detail</li> <li>Strong customer service skills</li> <li>Strong presentation skills</li> <li>Strong time management skills</li> <li>Ability to adapt to change within the organization and the needs of the client</li> <li>Proficient in Windows and MS Office with excellent Excel capabilities</li> </ul> <p><strong><em>EDUCATION and/or EXPERIENCE</em></strong></p> <p>Bachelor&rsquo;s Degree with 3-5 years of Community/Association management or equivalent experience, or Associates degree with 6-8 years of Community/Associate management or equivalent experience.&nbsp;</p> <p><strong><em>CERTIFICATES, LICENSES, REGISTRATIONS</em></strong></p> <p>CMCA, AMS, or PCAM Designation</p> <p><strong>PHYSICAL DEMANDS</strong>: **Reasonable accommodations may be made to enable individuals with disabilities to perform the essential job functions.</p>
