Overview: Manage real estate site development and active construction projects from site identification to project close-out working with a multidisciplinary team to include RE developers, LLs, external consultants and key internal LZB stakeholders. Direct due diligence processes, establish scope of work, and facilitate management of the architects and contractors, project schedules, financial forecasting/cost estimates and bid development as well as approved construction budget. Assure project requirements are satisfied and project timing and budget are maintained for capital projects. Provides direction related to key project schedule information, resource needs, and day-to-day work schedules with cross functional team members.
Responsibilities: &bull; Negotiate landlord site development criteria, turnkey requirements, interior and exterior improvements/alterations, tenant signage allowances and other 3rd party deliverables.<br />&bull; Establish site specific construction related lease provisions, exhibits, development and easement agreements to assure compliance with LZB standards and requirements.<br />&bull; Facilitates bid development and reviews, providing key direction and input on Scope of Work (SOW) and creation of conceptual layouts for interior and exterior design for locations to assure compliance with LZB program standards.<br />&bull; Review and validate estimated and actual construction project costs on an ongoing basis for LZB projects. Conduct internal project reviews to identify costs and time efficiencies.<br />&bull; Coordinates with LZB Facilities to hire 3rd party consultants to conduct site condition assessments as needed; developing estimated costs and other necessary developmental and support materials for key stakeholder review.<br />&bull; For construction projects (new and remodel and special projects) manage schedule, work quality and timely completion of deliverables; update forecasting milestones as necessary, providing updates to key internal and external stakeholder. This includes project kick-off, oversite for design, permit/permit review and construction execution.<br />&bull; Manage pre-qualification of national general contractor pool and consultants, solicitation of proposals, selection of contractor relationships as well as other disciplines as needed. Ensure contractor pool is diverse and bids are awarded based on costs, regional strengths, previous experience and capability.<br />&bull; Review permit drawings sets as submitted by project architect for LZB criteria items, issuing key requirement revisions resulting from LZB architect of record (AOR) review of code, structural, and mechanical, electrical and plumbing (MEP) portion of permit drawings.<br />&bull; Manages development of exterior bldg. and sign design drawings and renderings for locations. Conducts review and final approval of exterior building and signage specification submittals for locations.<br />&bull; Identifies and manages the exterior sign preferred vendor program to assure LZB standards are adhered to.<br />&bull; Manage the development and maintenance of the LZB criteria set, program documents, and national account vendor prototypical bill of materials (BOM) and interior prototype drawings.<br />&bull; Collaborates with LZB architectural consultant and internal prototype specialist to assure coordination of criteria set and interior prototype drawings.<br />&bull; Works on special projects, to include Scope of Work and architectural design direction for other facilities, including, distribution, manufacturing, etc.<br /><br /><strong>SCOPE &amp; IMPACT:</strong><br />Provides key inputs related to store project scope of work and overall budget information to relevant internal and external parties. This position has critical influence on the acquisition, renovation and construction of sites which result in projects. Project budgets for these sites can range from $0.5 million to $20 million. The results have direct impact on project cost requiring keen attention to details and potential issues due to the financial implications of missed sales to both dealers and LZB if deadlines are missed, errors made. Completion thereof supports company and dealer growth and sales initiatives. Direct responsibility for project management. Works closely with senior executives to review project scope and budget attributes based on business growth strategy.
Requirements: <strong>MINIMUM REQUIREMENTS:</strong><br />&bull; Bachelor&rsquo;s Degree in Architecture, Construction, or related field with 6-8 years of experience.<br />&bull; Up to 50% travel.<br />&bull; Ability to support multiple projects, prioritize competing demands and apply risk mitigation to get back on track require.<br />&bull; Successful project management skills<br /><br /><strong>PREFERRED REQUIREMENTS:</strong><br />&bull; Competency in estimating, planning and tracking.<br />&bull; Background in civil and/or structural engineering.<br />&bull; AutoCAD<br />&bull; Strong negotiation skills.<br />&bull; Microsoft Project<br />&bull; Strong ability to tailor communications style to multiple audiences.<br />&bull; Experience making construction estimates<br /><br /><strong>SUPERVISORY RESPONSIBILITIES:</strong><br />Responsible for directing or overseeing other employees&rsquo; daily work activities but is not responsible for undertaking or recommending the following employment actions: hiring, termination, corrective action and performance reviews.<br /><br /><strong>PHYSICAL DEMANDS/WORK ENVIRONMENT:</strong><br />Specific physical and/or environmental demands are an essential part of the job. Subject to both inside and outside environmental conditions.
