The successful candidate will assist the Maintenance Supervisor in operating and maintaining all related building systems including: mechanical and pneumatic systems (HVAC, plumbing, fuel oil), electrical systems (lighting, UPS, PDU, generators, switchgear), control systems, fire/life safety, and mission critical equipment.</p> <p>The Maintenance Operator will interact with various departments, contractors and service vendors supporting the facility.</p> <p>This is a 2nd shift position (4 p.m. to 12:30 a.m. Monday through Friday), also requiring 1-2 Saturday day shifts (8 a.m. to 4:30 p.m.) per month.</p>
Responsibilities: <ul> <li>Perform routine inspections and maintenance.</li> <li>Perform visual inspections of mechanical and electrical rooms and mission critical equipment and communicates any concerns or problems to supervision.</li> <li>Utilize the building management system (Siemens Apogee) to watch conditions and document any modifications to operating conditions or abnormalities in the shift operators log book.</li> <li>Monitor conditions and make adjustments to building mechanical, electrical, plumbing and fire protection systems.</li> <li>Provide administrative support in recordkeeping and system documentation.</li> <li>Make sure that all work is performed in a safe manner and completed without causing interference to NJM business operations or employee activities.</li> <li>Provide oversight of service vendors and contractors performing work off-hours at the facility; Check work progress periodically to assess their progress and provide assistance as needed.</li> </ul>
Requirements: <ul> <li>Preferred three years&rsquo; experience in facility operation and maintenance, or related training and experience.</li> <li>High School Diploma or equivalent is required</li> <li>Training and experience in HVAC, chilled and hot water distribution, plumbing, electrical distribution and fire alarm systems is preferred.</li> <li>Facilities/Equipment troubleshooting and maintenance skills.</li> <li>Computer competency working with Microsoft Word and Excel.</li> <li>Self-starter with good communication skills, both written and verbal; Strong interpersonal skills, ability to solve problems.</li> <li>Computer competency working with Microsoft Word and Excel, and building automation systems.</li> <li>Low pressure Black Seal boiler operator license (or obtain within 6-months of hire).</li> </ul>
