Overview: NJM offers a great opportunity to become part of our Facility Operations (FO) staff, as Building Systems Specialist. FO&rsquo;s work environment is collaborative and supportive, where each employee can practice their skills, exercise their judgment, and develop their knowledge to make an overall contribution to the company's well being. The FO department operates controls, directs and develops all aspects of the facility infrastructure in relation to the building envelope, infrastructure systems, and environmental controls. Our goal is to have no interruptions to normal NJM business operations created by failures or faults in the building systems.
Responsibilities: <div><u>On the building side:</u></div> <ul> <li>Provides operational support of the building systems to our facilities in West Trenton, Parsippany and Hammonton, NJ.</li> <li>Contributes to the setup and maintenance of the electronic and digital building systems including the building automation system (Siemens Apogee monitoring and controls), HVAC, fire alarm and protection systems (fire alarm, sprinkler system, pre-action, clean agent), security systems (card access, badge entry, CCTV, public address) lighting controls, power monitoring, mission-critical systems monitoring, keypad lock, guard tour, among others.</li> <li>Ensures compliance and alignment with regulations, codes and industry-standard practices. Operate building systems to allow a smooth running, unobtrusive, comfortable environment for NJM.</li> <li>Identifies, recommends and implements upgrades or new work by supporting the development of the scope of work, drawings, and supporting material for small projects, and providing start-up, testing, commissioning, as-built records and operational documents for the work.</li> <li>Interfaces with IT systems required for building systems support and operation.</li> </ul> <div>&nbsp;</div> <div><u>On the people side:</u></div> <ul> <li>Plans and balances workloads and special projects for assigned work. Ensure schedules and assignments are realistic and report the progress of work.</li> <li>Provides direction and instruction to FO building system operations and maintenance staff regarding details of how to operate each system.</li> <li>Makes provisions, via contract services and with FO staff, so that when system faults or malfunctions occur urgent response and repairs can be made to minimize business disruptions.</li> <li>Provides availability, both personally and through resource allocation, to address problems continuously throughout the year.</li> </ul>
Requirements: <ul> <li>3+ years of experience using a variety of building systems.</li> <li>Skill strengths in network hardware and software setup including wiring, communications/network protocols, addressing, and data management.</li> <li>Computer programming experience preferred.</li> <li>Experience building or operating building systems using digital controls and hands-on operations.</li> <li>Familiarity with corporate data center operations.</li> <li>High school degree is required.</li> <li>Associates or Bachelor's Degree is preferred.</li> <li>The ability to work extended hours including weekends.</li> <li>Ability to travel to NJM sites and associated meeting venues.</li> </ul>
