They must be knowledgeable about local building codes, have excellent communication skills, and a solid understanding of contracts and subcontracts for hiring laborers and suppliers. Attention to detail is also very important as our projects are high-end and require precise execution. The Senior Project Manager role also requires someone who is a self-starter and able to work independently as well as in teams. Responsibilities: <br /> <ul> <li>Prepare a comprehensive estimate and proposal for the G.C. or owner</li> <li>Possess sales capabilities, including being able to negotiate job costs (materials and labor) to guarantee award of contract</li> <li>Successfully manage and coordinate jobs with other &ldquo;in-house&rdquo; divisions</li> <li>Have working knowledge of Division 10 construction</li> <li>Interpret project-related costs, develop solutions, and ensure successful completion</li> <li>Provide excellent customer service while maintaining high standards of workmanship</li> <li>Ensure health and safety protocols are adhered to on all projects</li> <li>Maintain detailed records through accurate documentation of job progress, costs, changes, and other relevant information throughout the duration of the contract.</li> <li>Review project costs and change orders with Field Management to ensure profitability and excellence in work output</li> <li>Attend construction-related events, meetings, and seminars related to our scope of work</li> <li>Manage subordinate superintendents, providing leadership direction, coordination, and evaluation</li> <li>Supervision of subcontractors on the job site, ensuring compliance with safety regulations and completion of contracted work in a timely manner.</li> <li>Ensuring that all mechanical systems are functioning properly and meeting codes before final approval.</li> <li>Completion of project close-outs, including punch lists, invoicing, change orders, and any other necessary paperwork.</li> <li>Inspecting and ensuring quality control of all construction being completed in accordance with the contract documents.</li> <li>Fostering a collaborative environment between contractors, engineers, architects, and other stakeholders throughout the project life cycle.</li> <li>Managing cost overruns by using sound problem-solving and creative solutions.</li> <li>Carrying out regular safety checks to ensure adherence with all relevant laws and regulations.</li> <li>Implementing a process for change order requests from the client and ensuring that all changes are documented properly.</li> <li>Soliciting bids and negotiating contracts with subcontractors for any necessary work outside of the scope of in-house resources.</li> <li>Facilitating meetings with stakeholders to ensure the successful completion of projects on time and within budget.</li> <li>Inspecting worksites periodically to ensure all safety guidelines are being followed by team members.</li> <li>Managing and maintaining project budgets, tracking progress against the budget, and reporting any issues or discrepancies.</li> <li>Communicating regularly with upper management on the status of projects and progress towards completion.</li> <li>Preparing detailed reports documenting project progress, budgets, changes, and other relevant updates.</li> <li>Developing strategies for improving project processes and procedures to increase efficiency.</li> <li>Making decisions on the appropriate course of action in challenging situations or unforeseen circumstances.</li> <li>Collaborating with team members to ensure the successful completion of projects within established timelines and budgets.</li> <li>Reviewing customer feedback and incorporating any necessary changes into project plans and designs.</li> <li>Ensuring compliance with relevant regulations and industry standards.</li> <li>Creating presentations to present updates, review results, or discuss potential solutions.</li> <li>Developing best practices for proactively managing projects to ensure successful completion.</li> <li>Providing support to team members throughout the duration of a project by helping resolve issues, offering guidance and advice, and providing feedback.</li> <li>Maintaining a positive attitude throughout the duration of tasks and projects to ensure morale remains high.</li> <li>Continuous improvement of processes through experimentation, innovation, and adaptation to new technologies or practices.</li> <li>Documenting project results and outcomes for future reference and analysis.</li> </ul> <p>&nbsp;</p>
