Overview: <p>A fast growing privately held home builder in the Chattanooga area is seeking an experienced New Home Estimator to join its fast growing construction team. The ideal candidate will possess national or regional new home production, home building construction management experience as an Estimator, Construction Superintendent, Builder, Construction Manager, Field Manager, Project Manager, or Senior Superintendent with an emphasis on precise single-family home and townhome estimation.</p> <p><strong>&nbsp;</strong></p> <p><strong>Highlights of the Residential Construction Estimator &ndash; New Construction:</strong></p> <ul> <li><strong>Growth:</strong>&nbsp;Company is growing exponentially and leading the market in for sale and build-to-rent residential communities</li> <li><strong>Stability:</strong>&nbsp;Privately held organization with capital allocated to growing the Chattanooga market - The Company&rsquo;s success is not measured by company stock market performance</li> <li><strong>Compensation:&nbsp;</strong>Highly competitive base salary plus performance bonus and year-end profitability bonuses</li> </ul> <br /><br />Responsible for analyzing blueprints, specifications, proposals, and other documentation to prepare take offs, time, cost and labor estimates for products and services, in other words accurately measuring and estimating the material and labor used to build each home and unique townhome community.<br /><br /> <p><strong>Compensation for the</strong>&nbsp;<strong>Residential Construction Estimator &ndash; New Construction:</strong></p> <ul> <li>Salary and bonuses up to $132,000 per year</li> </ul>
Responsibilities: <ul> <li>Assist with the review, qualification, and hiring of trade partners, creating deep sub-contractor base for secondary and tertiary subcontractors &amp; vendors</li> <li>Negotiate prices, including terms and model discounts, with all trade partners</li> <li>Ensure that all necessary documentation has been collected from trade partners prior to start of work and, thereafter, update it on an annual basis</li> <li>Solicit bids from outside trades on a routine basis to confirm current competitive rates from trade partners</li> <li>Maintain accurate standard specifications and scopes of work for each trade partner</li> <li>Maintain base budgets per model monthly for retail pricing</li> <li>Maintain accurate base option pricing at established minimum margins</li> <li>Maintain Company option file within the database, creating all estimating items related to each option, and maintained price files for each trade partner in estimating database and software</li> <li>Participate in correction of design problems to minimize budget variances, reduce costs, and avoid mistakes</li> <li>Analyzes specifications to plan procedures for construction on basis of starting and completion times and requirements for each phase of construction making sure the project master schedule is followed</li> <li>Consults with supervisory and management personnel, inspectors and suppliers of tools and materials to resolve construction conflicts and improve construction methods and true costs and right-size quantities</li> </ul>
Requirements: <ul> <li>4+ years of new home construction estimation and/or field-related, project management experience required</li> <li>High-volume National, regional, or local spec, tract or production homebuilding experience preferred</li> <li>Ability to read building plans/blueprints with high degree of understanding; proven ability to recognize and resolve plan implementation conflicts</li> <li>Experience with ECI MarkSystems or similar systems preferred; experience with Microsoft Excel required</li> <li>Understanding how the components of both single-family homes, townhomes, and light commercial go together</li> <li>Ability to produce accurate material takeoffs</li> <li>Effective communication with department team members, peers, management, and customers</li> <li>Highly organized and process oriented; ability to maintain multiple database inputs</li> <li>High school diploma/GED required, Associates or Bachelors degree preferred</li> </ul>
