Overview: <p>Bring your experience in homebuilding, residential real estate development, acquisitions, community development, etc and join our client - the largest pure-play residential land/lot developer in the country!</p> <p>&nbsp;</p> <p><strong>Highlights:</strong></p> <ul> <li><strong>Rocketship:</strong>&nbsp;Company grew 10x since 2019 and is now the largest residential land and lot developer in the USA.</li> <li><strong>Advantage:</strong>&nbsp;Company is self-financing all purchases and construction efforts, limiting exposure to macro risks.</li> <li><strong>Business is (still) Scaling:</strong>&nbsp;Position is open/created due to successful region expansion and growth.</li> </ul> <p>&nbsp;</p> <p><strong>What you&rsquo;ll do:</strong></p> <ul> <li>Lead acquisition and development of real estate projects (land) across Ohio and Northern Kentucky markets.</li> <li>Hit the growth accelerator in an emerging market for the largest land/lot developer in the country.</li> <li>Build a team to source, acquire, entitle and develop great new home communities.</li> <li>Leverage a balance sheet with $1BB in cash to self-finance all the work.</li> </ul>
Responsibilities: <ul> <li>Plans, directs and coordinates acquisition and land development activities for specified markets.</li> <li>Responsible for P&amp;L of Division by hiring and leading a team of experienced managers and staff to execute the core business of community development and lot deliveries to homebuilders.</li> <li>Builds and maintains an acquisition pipeline for the designated market(s).</li> <li>Negotiates the acquisition of properties with landowners, attorneys or brokers.</li> <li>Prepare memoranda and other documentation and analytics for corporate approval for land buys.</li> <li>Oversee due diligence on prospective projects to include review of preliminary budgets and schedules; review of site related reports, development orders and plat requirements; review and provide comments on engineering plans, plats, and landscape plans; interface with local government as needed to determine the viability of a project; and review and provide comments on Investment Committee packages.</li> <li>Oversee entitlement process and secure governmental approvals for development and construction.</li> <li>Oversee the land development functions for a specific area to ensure timely completion to meet the company&rsquo;s business plans and objectives.</li> <li>Oversee execution of community development plans including construction of streets, utilities (wet and dry), amenities, common areas, storm water management facilities and entrances.</li> <li>Oversite of budgeting and forecasting process and is responsible for execution and financial performance of projects in the designated market.</li> <li>Build and maintain relationships with national, regional and local home builders as well as commercial builders.</li> <li>Leads or assists where appropriate, with the negotiations for the sale of residential lots to homebuilders as well as commercial tracts to commercial builders.</li> </ul>
Requirements: <ul> <li>10+ years of related land experience in homebuilding or residential real estate development.</li> <li>Extensive experience underwriting large real estate development (land) deals.</li> <li>Proven leadership experience and excited/able to build an awesome team</li> </ul>
