Overview: Our client is partner-owned real estate focused principal investing firm that launched a Build to Rent and Multi-Family development platform across the Southeast USA in 2023. They have tied up a significant amount of land and are forming their core team to successfully expand the platform. They are currently one of the largest and fastest-growing firms in the SFR/BTR space!<br /> <p><strong>What you&rsquo;ll do as the Development Associate</strong></p> <ul> <li>Hold various responsibilities throughout the due diligence, acquisition, and ownership periods of investments.</li> <li>Act as an Owner&rsquo;s representative - assist in managing all activities associated with the construction of land development improvements, single family attached and detached homes, and multifamily apartments, while adhering to the project schedule, budget, lender, municipality and/or ownership requirements.</li> <li>Work directly with the acquisition team to assist in analyzing potential development opportunities throughout the country, preparing preliminary development budgets as well as assistance with evaluation of due diligence materials.</li> <li>Work in concert with other team members, including land development and construction professionals to negotiate agreements with contractors and to monitor the construction and development of the communities where our client is not the developer.</li> </ul> <p><strong>Highlights:</strong></p> <ul> <li><strong>&ldquo;Established&rdquo; Start-Up:&nbsp;</strong>Firm has hundreds of millions in capital, already controls over 6,000 lots and currently has communities in production in high growth markets throughout the Mid-Atlantic and the Sun Belt.</li> <li><strong>Hidden Value: </strong>The platform&rsquo;s investment parameters will be largely unconstrained with a bottom-up approach.</li> <li><strong>Not a Massive Corporation:</strong> Smaller company feel (6 office personnel at current) where your efforts hit harder.</li> <li><strong>Newly Created Role: </strong>Due to successful unit completion, delivery and growth our client is adding to their team.</li> </ul>
Responsibilities: <p><strong>Due Diligence during Acquisitions:</strong></p> <ul> <li>Assist Acquisition Team with building specifications.</li> <li>Assist in coordinating with builders to get those specifications into Construction Agreements.</li> <li>Assist in the preparation of the project schedule with Acquisitions and builder.</li> <li>Assist in coordinating product/lot selection matrix with architect to include exterior color selections.</li> <li>Assist in preparation of the construction schedule, specifications, and exterior colors that are input into a construction matrix to be utilized during the delivery process.</li> <li>Assist Acquisition Team with budgeting horizontal improvements and vertical product mix.</li> <li>Assist with the coordination of amenity centers. Coordination between acquisitions, land development team, the architect, and civil engineering.</li> <li>Assist in coordinating amenity interior and exterior accessories and specifications and work with GC to input them into a contract.</li> </ul> <p><strong>Planning and Entitlement:</strong></p> <ul> <li>Assist in preparation of project budget at outset of project, and monitoring budgets throughout project life including reprojecting costs quarterly.</li> <li>Responsible for managing project accounting in coordination with the construction controller. Responsible for always having the project management accounting software up to date.</li> <li>Assist in hiring and directing activities of engineers, architects, site contractors, home builders, and other necessary consultants.</li> <li>Assist in ensuring overall adherence to the project schedule, budget, lender and/or ownership requirement.</li> <li>Prepare and monitor cost estimates, budget updates, change order reports.</li> <li>Review working drawings related to developments and public utilities, as well as house plans, drawings, and elevations from the builders in the developments.</li> <li>Assist in coordinating with City and County offices, interface with staff, facilitate filing of plans and permitting with various cities, counties, and governmental agencies.</li> <li>Assist in project documentation and historical data collection regarding the entire building process.</li> <li>Assist in reviewing and executing contracts from contractors and consultants concerning the entire building process.</li> </ul> <p><strong>Construction Supervision:</strong></p> <ul> <li>Assist in managing day to day horizontal and vertical construction operations. This is to include standard Construction Management tasks such as RFI&rsquo;s, submittals, change orders, budget management, etc.</li> <li>Prepare construction updates for the development group and/or ownership.</li> <li>Assist in the building permit process as needed.</li> <li>Assist in coordinating dry utility installation as needed.</li> <li>Assist in coordinating landscaping installation as needed.</li> <li>Monthly or more frequently as needed site visits to monitor horizontal and vertical construction progress and delivery schedules.</li> <li>Tracking of milestones on a lot-by-lot basis cross referencing to draw requests.</li> <li>Monitor delivery requirements in construction agreements to actual field observations.</li> <li>Interface with sitework contractors and builders in a professional manner to get all issues corrected in a timely fashion. Work with onsite property management &amp; maintenance teams to identify any ongoing construction items that need to be corrected on site.</li> <li>Assist in sitework close out documentation and procedures to ensure final completion of horizontal improvements.</li> <li>Walk individual units prior to inspections to identify any potential design issues that need to be corrected prior to all units being built. Work with acquisitions/asset management to determine if items need to be added to spec or should be covered within builder contract.</li> <li>Work with onsite property management &amp; maintenance teams to perform punch list walkthroughs and identify any ongoing construction items that need to be corrected on site.</li> </ul>
Requirements: <ul> <li>Bachelor&rsquo;s Degree</li> <li>3+ years of relevant experience real estate development experience</li> <li>Construction management exposure, this would include processing change orders and budget updates, schedule tracking, performing quality assurance walks, project closeout process, etc.</li> <li>Development experience, this would include analyzing potential investments, preparing preliminary development budgets for new projects, assisting with building a preliminary project schedule, involvement in project accounting, etc.</li> <li>Proven problem-solving abilities and positive, upbeat attitude.</li> <li>Must be willing to travel to development and construction sites throughout the Southeast USA.</li> </ul>
