Overview: <p>Bring your experience in professional homeowner's association management, developer-controlled HOA, property management, community management, etc. and join our client - the largest residential land and community development company in the country!</p> <p>&nbsp;</p> <p><strong>Highlights:</strong></p> <ul> <li><strong>Rocketship:</strong>&nbsp;Company grew 10x since 2020 and is now the largest residential community developer in the USA.</li> <li><strong>Business is (still) Scaling:</strong>&nbsp;Position is open/created due to successful Coastal NC/SC expansion and growth.</li> <li><strong>Advantage:</strong>&nbsp;Company is self-financing all land purchases and construction efforts, limiting exposure to macro risks.</li> </ul> <br /> <p><strong>What you&rsquo;ll do:</strong></p> <ul> <li>Incorporate, organize and manage Homeowner&rsquo;s Associations (HOA) from inception through turnover for communities across the Myrtle Beach &ndash; Wilmington area.</li> <li>Manage the third-party professional management companies and coordinate in the hand off on the common areas, easements and amenity centers.</li> </ul>
Responsibilities: <ul> <li>Collaborate with the Acquisition Team and Region HOA Manager during due diligence to obtain project guidelines, amenities, challenges or other issues that would impact HOA documents.</li> <li>Obtain due diligence documents such as site plans and layouts to help structure HOA documents and incorporate project modifications.</li> <li>Visit the project site to visualize the role of well drafted HOA documents and how they will contribute to the long-term success of the project.</li> <li>Determine the best structure for the HOA determined by the product, individual project characteristics, community amenities and service-oriented functions.</li> <li>Assist outside counsel to draft and ensure HOA documents address potential problems such as complying with statutory law, defining boundaries, subjecting additional property, assigning percentages, transferring control from developer to unit owners, reserving easements, providing for use, access, and maintenance, and association powers and procedures.</li> <li>Work with Region Counsel and Region HOA Manager to ensure the structure of HOA documents are based on reasonableness, an essential step in in a project&rsquo;s success, and provide the best protection for all parties involved.</li> <li>Collaborate with the Acquisition and Development Teams to create realistic capital budgets and reserves.</li> <li>Manage the issuance, maintenance, and turnover of new and existing bonds.</li> <li>Responsible for ensuring the accuracy, disclosure content and all documentation provided to the Sales Department.</li> <li>Set up HOA management by researching, interviewing, and selecting a third-party management company; acquiring at least three bids or proposals for the assignment; releasing the contract; and preparing an HOA budget.</li> <li>Oversee HOA management and maintenance by serving on all HOA boards and scheduling and attending all HOA meetings in a designated division.</li> <li>Research and monitor in all division locations, statutory law and updates regarding HOA turnover.</li> <li>Manage the issuance, maintenance, and turnover of new and existing bonds.</li> <li>Oversee HOA transitions by scheduling all transition walks, getting the deeds prepared and signed for all common areas, securing all plans and turning them over to the HOA.</li> <li>Serve on the Architecture Review Committee until turnover.</li> <li>Continue to gather information regarding the project&rsquo;s geography, land characteristics, planned amenities and demographics.</li> <li>Facilitate communications between the company, Region HOA Manager, the HOA&rsquo;s, and the third-party management companies in a designated division.</li> <li>Maintain site plans for all prospective and current projects.</li> </ul>
Requirements: <ul> <li>5+ years of experience in professional HOA management or relevant field of property management.</li> <li>The ideal candidate has had experience with Developer-Controlled HOAs.</li> <li>Experience budgeting for community operations.</li> <li>Familiar with construction documents and site plans.</li> <li>CAM, LCAM, PCAM. CMCA, AMS certifications are all a plus!</li> <li>Resort, hospitality, golf and/or lifestyle experience strongly preferred!</li> </ul> <p>&nbsp;</p>
