Overview: <p>Bring your expertise and experience in residential land development, civil engineering, forward planning, zoning and governmental approvals, etc and join our client - the largest residential Community Developer in the country!</p> <p>&nbsp;</p> <p><strong>Highlights:</strong></p> <ul> <li><strong>Rocketship:&nbsp;</strong>Company grew 10x since 2020 and is now the largest residential land and lot developer in the USA.</li> <li><strong>Business is (still) Scaling:&nbsp;</strong>Position is open/created due to successful Coastal Carolina expansion and growth &ndash; massive deal pipeline with projects booked out years ahead.</li> <li><strong>Advantage:&nbsp;</strong>Company is self-financing all land purchases and construction, limiting exposure to macro risks.</li> </ul> <p>&nbsp;</p> <p><strong>What you&rsquo;ll do:</strong></p> <ul> <li>Oversee and drive entitlements and engineering for all new land acquisition opportunities.</li> <li>Provide project management, oversight of engineers, contractors, scopes of work, inspections of completion, creating, reviewing and certifying development budgets and bid processes.</li> </ul>
Responsibilities: <ul> <li>Perform detailed review and analysis of entitlement status of prospective acquisitions on a continuous basis, including assessment of due diligence information and documentation.</li> <li>Oversee the completion, submittal and approval of construction plans, including soliciting bids for engineers and other consultants, coordinating the submittal of construction plans, and more.</li> <li>Drive the municipal approval process for each land deal, including attending/speaking at municipal hearings.</li> <li>Assist in oversight of the design and budgeting of "hard" and "soft" cost items in certain communities, including conceptual planning, final construction documents and development cost estimates.</li> <li>Coordinate with onsite construction management of community development projects, including oversight of governmental acceptance of public improvements.</li> <li>Maintain all previously approved land use and development entitlements.</li> <li>Maintain critical relationships within the private development community, state and local government and quasi-governmental authorities, and private engineering firms.</li> <li>Provide input on selection of subdivision details for amenities and common areas (landscaping materials, screening walls, etc.).</li> <li>Provide support in preparation of internal investment committee memos for approval of acquisitions.</li> </ul>
Requirements: <ul> <li>5+ years of related experience in determining feasibility of a development project, rezoning, gaining entitlements, permitting and platting of raw land, gaining government approvals, etc.</li> <li>Experience gaining entitlements related to residential real estate development is highly preferred.</li> <li>Candidate can describe in detail the last few municipal approval processes they have navigated.</li> <li>Registered Land Planner (AICP) or Professional Engineer (PE) are a plus but not required.</li> </ul>
