Overview: <p><strong>What you&rsquo;ll do:</strong></p> <ul> <li>Oversee the Land Acquisition Department including hiring and employee development.</li> <li>Play an active role in deal making! Source, place under contract, receive governmental approval, and close on new land assets (undeveloped land + developed lots) in Polk and Lake counties.</li> <li>Work with property owners, brokers, land developers, city officials and others to secure land.</li> </ul> <p><strong>Highlights:</strong></p> <ul> <li><strong>Local Market Leader:</strong>&nbsp;Largest homebuilder, and subsequent land buyer, in this area.</li> <li><strong>Stability in Leadership:</strong> All senior leadership in this division has been together for over 5 years.</li> <li><strong>Career Potential:</strong> Position is open due to an internal promotion.</li> <li><strong>Established Development Partner: </strong>Support of a national Land Development firm will aid in being able to go after unique and complicated land assemblages.</li> <li><strong>Multi-brand strategy:&nbsp;</strong>Serving all major buyer groups &ndash; entry, first time, move up, luxury, active adult and BTR increasing number of deals this land acq team can consider.</li> </ul>
Responsibilities: <ul> <li>Plan, direct and coordinate all land acquisition activities for assigned territory.</li> <li>Negotiate the acquisition of properties with landowners, attorneys or brokers.</li> <li>Identify and qualify potential land acquisitions in alignment with division goals.</li> <li>Manage the due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams.</li> <li>Manage, coordinate resources for, and meet all entitlement needs for land acquisitions.</li> <li>Monitor development phases and entitlement processes post-closing.</li> <li>Maintain responsibility for developing departmental overhead budget and controlling the budget.</li> <li>Manage the land/lot purchase contract process with division counsel, outside counsel, and region counsel.</li> <li>Collaborate with the Land Development Department on potential development communities.</li> <li>Develop business community relationships and scout other avenues for possible acquisitions.</li> <li>Prepare land valuation analysis and corporate budgets.</li> <li>Prepare memoranda and other documentation and analytics for corporate approval for land buys.</li> </ul>
Requirements: <ul> <li>6+ years of successful land acquisition experience in the homebuilding industry.</li> <li>Team leadership experience is highly preferred.</li> <li>Experienced in the use of market research tools and knowledge of GIS mapping applications and Google Earth.</li> <li>Working knowledge of Florida zoning and land use practices, development standards, and utility solutions.</li> <li>Ability to read and interpret lot plans, plat plans.</li> <li>Strong MS Office skills (Excel, Outlook, etc).</li> </ul>
