Overview: <p><strong>Associate, Asset Management Operations</strong></p> <p><em>Our client is partner-owned real estate focused principal investing firm that launched a Build to Rent platform across the Southeast USA in 2023. They have tied up a significant amount of land and are forming their core team to successfully expand the platform. They are currently one of the largest and fastest-growing firms in the SFR/BTR space!</em></p> <p>&nbsp;</p> <p><strong>Highlights:</strong></p> <ul> <li><strong>&ldquo;Established&rdquo; Start-Up:&nbsp;</strong>Firm has hundreds of millions in capital, already controls over 6,000 lots and currently has communities in production in high growth markets throughout the Mid-Atlantic and the Sun Belt.</li> <li><strong>Hidden Value:&nbsp;</strong>The platform&rsquo;s investment parameters will be largely unconstrained with a bottom-up approach.</li> <li><strong>Not a Massive Corporation:&nbsp;</strong>Smaller company feel (6 office personnel at current) where your efforts hit harder.</li> <li><strong>Newly Created Role:&nbsp;</strong>Due to successful unit completion, delivery and growth our client is adding to their team.</li> </ul> <p>&nbsp;</p> <p><strong>What you&rsquo;ll do:</strong></p> <ul> <li>Responsible for the overall operations of each community in the portfolio.</li> <li>Provide direction to 3rd party property management leadership teams and will be accountable for your portfolio&rsquo;s overall business results which include an emphasis on customer service, employee performance, and the implementation of corporate initiatives.</li> <li>Monitor a wide array of performance metrics, implement strategies to meet operational and leasing goals, analyze and respond to changing market conditions, identify expense management opportunities and identify other areas for improvement.</li> <li>Make regular site visits (properties are spread throughout Mid-Atlantic / Sunbelt regions).</li> </ul>
Responsibilities: <ul> <li>Assist with the development, implementation and adjustment of each community&rsquo;s business plan.</li> <li>Assist with identifying the best property management firms for each community.</li> <li>Assist VP with preparing each community rollout schedule to ensure management and marketing strategies are in place well before units are delivered.</li> <li>Assist the acquisition team with operational proformas and market analysis.</li> <li>Conduct property visits/inspections and provide updates to management on operations and resident satisfaction.</li> <li>Conduct regular site visits as needed to include but not limited to review of: comparable properties, existing on-site personnel, curb appeal, status of ongoing construction, common area, and vacant unit inspections.</li> <li>Preparation and maintenance of weekly reporting for pipeline and management meetings.</li> <li>Ensuring property managers provide superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation and profitability.</li> <li>Making recommendations on revenue enhancement with your thorough understanding and analysis of competition and development of creative marketing programs.</li> <li>Assist VP with major vendor contracts and pursue portfolio wide expense reductions through vendor bidding.</li> <li>Work collaboratively with property management teams to identify challenges and recommend timely and effective solutions.</li> <li>Assist in monthly loan draw and unit closing process across the portfolio as needed.</li> <li>Assist in preparing quarterly investor reports as well as quarterly and annual valuations.</li> <li>Work with other SFR team members to provide updates to investors on asset level performance and projections on an ad-hoc basis.</li> <li>Perform monthly financial reviews which include creating strategies to enhance the performance of the asset, exceed budgeted and underwritten cashflow.</li> <li>Participate in weekly or bi-weekly calls with property management teams to monitor performance at the property level.</li> <li>Assist in the evaluation, tracking and reporting of value creation opportunities.</li> <li>Maintain a deep working knowledge of each market and submarket which shall include both competing properties, sales comparables, and new potential supply.</li> <li>Participate in investment committee meetings.</li> <li>Availability for up to 75% travel as required.</li> </ul>
Requirements: <ul> <li>Bachelor&rsquo;s Degree.</li> <li>5+ years of relevant experience related to property management in the multifamily sector (BTR/SFR preferred).</li> <li>5+ years of experience working with Yardi and Microsoft Excel.</li> <li>Direct experience negotiating and overseeing performance of vendors (maintenance, capital projects, etc.).</li> <li>Experience performing monthly financial reviews.</li> <li>Proven problem-solving abilities and positive, upbeat attitude.</li> <li>Must be willing to travel to development and construction sites throughout the Southeast USA.</li> </ul>
