Overview: <p>Bring your experience in homebuilding, residential land development, civil/site project management, etc and join our client - the largest residential community developer in the country.</p> <p>&nbsp;</p> <p><strong><u>Highlights</u></strong></p> <ul> <li>Region Level Role: Focused on driving strategic initiatives and training rather than managing people/projects.</li> <li>Rocketship: Company grew 10x since 2020 and is now the largest residential land and lot developer in the USA.</li> <li>Business is (still) Scaling: Position is open/created due to successful region expansion and growth.</li> <li>Advantage: Company is self-financing all purchases and construction efforts, limiting exposure to macro risks.</li> </ul> <p>&nbsp;</p> <p><strong><u>What you&rsquo;ll do</u></strong></p> <ul> <li>Oversee and support entitlements, engineering and land development for multiple division land teams.</li> <li>Drive and execute all regional strategic, technical and operations initiatives to ensure successful execution of horizontal construction and land development projects within the approved budget guidelines.</li> <li>You will be based out of Atlanta, GA with travel to operating markets around the Southeast.</li> </ul>
Responsibilities: <ul> <li>Develop and implement strategic plans for entitlements, engineering and land development processes.</li> <li>Collaborate with executives and leaders within the organization to ensure land development projects align with the company&rsquo;s overall strategy and objectives related to forward planning, target deadlines, and budgeting.</li> <li>Approve and direct preparation of necessary agreements, easements, licenses, and approvals required to allow work on land development for required projects.</li> <li>Analyze site plans, provide quality assurance through identification of issues in design and scope of work.</li> <li>Advise the design and budgeting of &ldquo;hard&rdquo; and &ldquo;soft&rdquo; cost items, including conceptual planning, final construction documents, and development cost estimates.</li> <li>Provide input on selection of subdivision details for amenities and common areas (landscaping materials, screening walls, etc.).</li> <li>Provide support in the preparation of internal investment committee memos for approval of acquisitions.</li> <li>Collaborate with local Directors and land development teams on department initiatives for improvement.</li> <li>Develop key relationships and partner with local and regional clients, engineers, consultants, contractors, and government officials to ensure successful project completion.</li> <li>Monitor industry trends, market conditions, and competitive landscape, and make recommendations for changes to the organization&rsquo;s land development strategy.</li> </ul>
Requirements: <ul> <li>10+ years of experience in residential land development.</li> <li>Bachelor's Degree and/or a Professional&rsquo;s Engineer license are highly desired.</li> <li>Experience leading complex, large (150+ acre) site development projects.</li> <li>Ability to value engineer plan sets and experience managing civil engineers through a design phase.</li> <li>Excellent leadership skills, with the ability to train, motivate and develop teams of land professionals.</li> </ul>
