Overview: The Maintenance Supervisor under the direction of the Regional or Property Manager is responsible for safely maintaining the physical condition and appearance of the community. Duties include diagnosing problems and making repairs, ensuring all up-keep, inventory, and repairs of grounds, common areas, amenities, apartments, and buildings of the community are completed in an efficient and cost-effective manner. Duties also include scheduling and directly supervising all in-house and contracted maintenance.
Responsibilities: <ul><li>Must demonstrate and model SG Companies core values and customer service.<br />Establishes and maintains good relations with residents, vendors, prospective residents, and co-workers.</li> <li>Maintains and cares for equipment as may be necessary for its continuous operation. Completes emergency repairs as may be required to prevent damage or deterioration.</li> <li>Performs common area maintenance, including but not limited to: picking up trash on the grounds, around the buildings, in the bushes and hallways.</li> <li>Snow shoveling and salting of sidewalks around the property and adhere to snow removal policy.</li> <li>Landscaping maintenance: Leaf removal around clubhouse, common entryways, pulling of weeds in flowerbeds.</li> <li>Building inspections: included but not limited to reporting/changing of lightbulbs in the common hallways, storage rooms, stairwells and foyers. This will also include outside lighting: light poles, entry doors, wall packs.</li> <li>Maintains an adequate inventory supply level while ensuring service shop is clean and organized.</li> <li>Orders all inventory of supplies needed including submitting purchase orders and bid evaluations as necessary.</li> <li>Notes building deficiencies and action plans for repairs.</li> <li>Communicates any safety or structural issues or unsatisfactory/incomplete work by contractors or maintenance technicians.</li> <li>Adheres to established policies related to fair housing.</li> <li>Adheres to established Service Standards.</li> <li>Communicates with co-workers, management, residents, vendors, and all outside contacts in a courteous and professional manner.</li> <li>Maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts.</li> <li>Assists service staff in the completion of service requests when needed, including, but not limited to accompanying exterminators and other vendors commissioned to perform services in occupied apartments.</li> <li>Performs all reasonable duties as assigned by Property Manager, and Assistant Property Manager in the absence of the Property Manager, Assistant Property Manager, or the Regional Manager.</li> <li>Responsible to train and develop maintenance staff.</li> <li>Organize, prioritize and ensure that service requests and repairs are made correctly and in a timely manner.</li> <li>Oversee turnkey operations. Ensure that vacant units are made rent-ready in a timely manner.</li> <li>Perform turnkey work as required. Ensure all make-readies are inspected.</li> <li>Maintain hazard communications program and teach and promote safe work practices.</li> <li>Attend and participate in technical training programs to maintain personal skill level.</li> <li>Maintain a preventative maintenance program that minimizes emergency repairs and service repairs.</li> <li>Manage the maintenance department in the most efficient and profitable manner possible given existing physical conditions, consistent with the goals of the company and property owners.</li> <li>Assist with recruiting and hiring of quality staff and recommend promotions and terminations, when necessary.</li> <li>Work with the regional manager to prepare staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.</li> <li>Communicate and delegate duties effectively to staff members.</li> <li>Assist regional manager with documenting counseling sessions with maintenance staff.</li> <li>Understand and adhere to budget guidelines.</li> <li>Contract use of outside vendors only when necessary.</li> <li>Participate in company training classes and meetings, as required.</li> </ul>
Requirements: <ul><li>High school diploma or GED</li> <li>Must be team-oriented</li> <li>Must have reliable transportation</li> <li>Knowledge of proper safety procedures</li> <li>Must have the availability to work a flexible schedule any day of the week</li> <li>Must be detailed oriented and have the ability to communicate effectively</li> <li>Must have 3-5 years experience in the hotel, commercial office and/or apartment industry preferred</li> <li>Must be willing and able to work out of doors for long periods of time in various types of weather</li> <li>Must be able to maintain and operate certain types of equipment such as leaf blowers, pressure washers, carpet/floor cleaning machines, certain hand tools, ladders and safety equipment, etc.</li> <li>Must be able to safely use cleaning equipment and supplies</li> <li>Ability to interact well with people</li> <li>Good verbal communication skills</li> <li>Strong customer service representation</li> <li>Basic computer skills</li> <li>Ability to understand, develop and manage maintenance budget.</li> </ul>
