Responsibilities: <ul> <li>Meets with appropriate business units, regional management, and RES Facilities Management to determine real estate needs.</li> <li>Utilizes resources such as Real Estate brokers, developers, and internal staff to assist in finding new space and coordinate the movement, relocation, or closing of facilities.</li> <li>Coordinates the negotiation, interpretation, and administration of corporate leases for all ACG properties, including the negotiation of lease extensions.</li> <li>Works with commercial property companies and landlords representing offices and retail locations across the ACG footprint.</li> <li>Assists management in facility planning activities.</li> <li>Inspects current/prospective property sites to evaluate suitability for office facility requirements and physical site requirements and makes recommendations to management regarding the renewal/termination of leases.</li> <li>Provides budgetary, financial, and lease status reports.</li> <li>Participates in the development and maintenance of policies and procedures pertaining to all Real Estate Transactions.</li> <li>Supports and maintains Corporate Real Estate Services software involving tracking lease information, property values, capital expenditures, rental rates, and real estate transactions.</li> <li>Responsible for reporting KPIs (Key Performance Indicators) on Property Valuations; Rental Rates; Landlord Contacts; Insurance Coverages; trend analysis; CAM charges; Market Rents; Broker Commissions; Lease Expirations and Renewal Options.</li> <li>Assists in completing real estate transactions for the acquisition and disposition of owned properties.</li> <li>Provides a summary with recommendations for acceptance or counter offer.</li> <li>Coordinates the entire sale or acquisition by ordering appraisals, environmental phase I/II, land surveys, zoning classifications, final meter readings, preparing closing package and business license application, along with canceling any contracted services for the property.</li> <li>Drafts amendments, addendums, and leases for ACG branch office/tenant renewals.</li> <li>Communicates with individuals within Real Estate Services and ACG legal counsel to review legal documents and process for signatures.</li> <li>Creates and maintains pertinent lease renewal files for branch offices.</li> </ul>
Requirements: <strong>Education:</strong><br /> <ul> <li>College-level coursework in Business Administration or a related field. Bachelor&rsquo;s Degree preferred.</li> </ul> <br /><strong>Experience:</strong><br /> <ul> <li>lease negotiation, interpretation, and administration</li> <li>preparing cost/benefit analyses (e.g. lease versus buy, early lease termination buyout , etc.)</li> <li>using computer software at an advanced level, including Computer Aided Facility Management software</li> <li>preparing and analyzing reports relative to real estate and lease transactions</li> <li>lease analysis and reconciliation for gross, net and triple net leases</li> <li>reconciling rent and CAM (Common Area Maintenance charges)</li> <li>auditing lease transactions for appropriateness (e.g. terms, language, etc.)</li> <li>interpreting of real estate appraisals</li> <li>preparing/processing closing documents for the sale of real property</li> <li>interpreting boundary surveys and easement agreements</li> <li>performing mathematical calculations including square footage, rent increases using Consumer Price Index (CPI) , abatements and pro rata share</li> </ul> <br /><strong>Knowledge and Skills:</strong><br /> <ul> <li>various building trades and organizations</li> <li>real estate language and lease terminology</li> <li>Generally Accepted Accounting Principles (GAAP)</li> </ul> <br /><strong>Ability to:</strong><br /> <ul> <li>prepare and present detailed written and oral reports to management</li> <li>negotiate leases</li> <li>communicate effectively with others in a work environment and with the public (e.g. brokers, Senior management/user groups, landlords, tenants, and General Counsel)</li> <li>organize numerous files and documents</li> <li>Demonstrated skills in report writing and organization.</li> <li>preparing payments and budget templates for all ACG corporate accounts: rent, insurance, CAM, utilities, etc.</li> <li>Travel, as required</li> <li>perform financial reporting relative to the lease of ACG owned facilities</li> </ul> <br />Important Note: The above statements describe the principal and essential functions, but not all functions that may be inherent in the job.
