Responsibilities: <p><strong><u><span style="font-family: Arial;">Primary Duties and Responsibilities (details of the basic job functions):</span></u></strong></p> <ul> <li><span style="font-family: Arial; font-size: medium;">Meets with appropriate business units, regional management and RES Facilities Management to determine real estate needs.&nbsp; Utilizes resources such as Real Estate brokers, developers, and internal staff to assist in finding new space and coordinate the movement, relocation or closing of facilities.&nbsp; </span></li> <li><span style="font-family: Arial; font-size: medium;">Coordinates the negotiation, interpretation and administration of corporate leases for all ACG properties, including the negotiation of lease extensions.&nbsp; </span></li> <li><span style="font-family: Arial; font-size: medium;">Works with commercial property companies and landlords representing offices and retail locations across the ACG footprint.&nbsp; Assists management in facility planning activities.&nbsp; </span></li> <li><span style="font-family: Arial; font-size: medium;">Inspects current/prospective property sites to evaluate suitability for office facility requirements and physical site requirements and makes recommendations to management regarding the renewal/termination of leases.&nbsp;</span></li> <li><span style="font-family: Arial; font-size: medium;">Provides budgetary, financial and lease status reports.&nbsp; </span></li> <li><span style="font-family: Arial; font-size: medium;">Participates in the development and maintenance of policies and procedures pertaining to all Real Estate Transactions.</span></li> <li><span style="font-family: Arial; font-size: medium;">Supports and maintains Corporate Real Estate Services software involving tracking lease information, property values, capital expenditures, rental rates and real estate transactions.&nbsp; </span></li> <li><span style="font-family: Arial; font-size: medium;">Responsible for reporting KPIs (Key Performance Indicators) on Property Valuations; Rental Rates; Landlord Contacts; Insurance Coverages; trend analysis; CAM charges; Market Rents; Broker Commissions; Lease Expirations and Renewal Options.</span></li> <li><span style="font-family: Arial; font-size: medium;">Assists in completing real estate transactions for the acquisition and disposition of owned properties.&nbsp; </span></li> <li><span style="font-family: Arial; font-size: medium;">Provides a summary with recommendation for acceptance or counter offer.&nbsp; </span></li> <li><span style="font-family: Arial; font-size: medium;">Coordinates the entire sale or acquisition by ordering appraisals, environmental phase I/II, land surveys, zoning classifications, final meter readings, preparing closing package and business license application, along with cancelling any contracted services for the property.</span></li> <li><span style="font-family: Arial; font-size: medium;">Drafts amendments, addendums and leases for ACG branch office/tenant renewals.&nbsp; </span></li> <li><span style="font-family: Arial; font-size: medium;">Communicates with individuals within Real Estate Services and ACG legal counsel to review legal documents and process for signatures.&nbsp; </span></li> <li><span style="font-family: Arial; font-size: medium;">Creates and maintains pertinent lease renewal files for branch offices.&nbsp;</span></li> </ul> <p><u><span style="font-family: Arial; font-size: medium;">Supervisory Responsibilities (briefly describe, if applicable, or indicate None):</span></u></p> <ul> <li><span style="font-family: arial;"><span style="font-size: medium;">None</span></span></li> </ul>
