Responsibilities: <ul> <li>Coordinates the negotiation, interpretation, and administration of corporate leases for all ACG properties, including the negotiation of lease extensions.</li> <li>Prepares lease summary/abstracts, ensuring lease documents are interpreted properly.</li> <li>Works in cooperation with the RES Facility Manager, Project Coordinator, and the Transactions Specialist regarding the development of leases and real property contracts, including tenant improvement allowances and maintenance/repairs to ACG properties.</li> <li>Forwards to Corporate Counsel, Risk Management, and the Tax area for review and approval.</li> <li>Assists management in facility planning activities.</li> <li>Analyzes leased properties and make recommendations to management regarding the renewal/termination of leases.</li> <li>Assists in/negotiate lease transactions on behalf of the Company.</li> <li>Provides budgetary, financial, and lease status reports.</li> <li>Participates in the development and maintenance of policies and procedures pertaining to all Real Estate Transactions.</li> <li>Supports and maintains Corporate Real Estate Services software involving tracking lease information, property values, capital expenditures, rental rates, and real estate transactions.</li> <li>Responsible for reporting KPIs (Key Performance Indicators) on Property Valuations; Rental Rates; Landlord Contacts; Insurance Coverages; trend analysis; CAM charges; Market Rents; Broker Commissions; Lease Expirations and Renewal Options.</li> </ul>
Requirements: <div><strong>Education:</strong></div> <ul> <li>Completion of real estate and lease administration coursework or related certification/designation.</li> <li>College-level coursework in Business Administration.</li> </ul> <br /> <div><strong>Experience:</strong></div> <ul> <li> <div>lease negotiation, interpretation, and administration</div> </li> <li> <div>renegotiating lease terms and processing amendments/extensions</div> </li> <li> <div>preparing cost/benefit analyses (e.g. lease versus buy, early lease termination buyout, etc.)</div> </li> <li> <div>using computer software at an advanced level, including Computer-Aided Facility Management software</div> </li> <li> <div>preparing and analyzing reports relative to real estate and lease transactions</div> </li> <li> <div>lease analysis and reconciliation for the gross, net, and triple net leases</div> </li> <li> <div>reconciling rent and CAM (Common Area Maintenance charges)</div> </li> <li> <div>auditing lease transactions for appropriateness (e.g. terms, language, etc.)</div> </li> <li> <div>interpreting of real estate appraisals</div> </li> <li> <div>preparing Business Licenses</div> </li> <li> <div>preparing/processing closing documents for the sale of real property</div> </li> <li> <div>interpreting boundary surveys and easement agreements</div> </li> <li> <div>performing mathematical calculations including square footage, rent increases using Consumer Price Index (CPI), abatements, and pro-rata share</div> </li> </ul> <br /><strong>Knowledge and Skills:</strong><br /> <ul> <li>various building trades and organizations</li> <li>real estate language and lease terminology</li> <li>Generally Accepted Accounting Principles (GAAP)</li> <li>Demonstrated skills in report writing and organization.</li> <li>preparing and presenting detailed written and oral reports to management</li> <li>communicating effectively with others in a work environment and with the public (e.g. brokers, internal management/user groups, tenants, and General Counsel)</li> <li>organizing numerous files and documents</li> <li>preparing payments and budget templates for all ACG corporate accounts: rent, insurance, CAM, utilities, etc.</li> <li>Travel, as required</li> <li>perform financial reporting relative to the lease of ACG owned facilities</li> </ul> <br />Important Note: The above statements describe the principle and essential functions, but not all functions that may be inherent in the job.
