Responsibilities: <ul> <li>Manages all facility services activities, including but not limited to the coordination of real estate transactions; capital improvement projects; operational repairs &amp; maintenance; and event, risk, energy management for all ACG facilities, consisting of approximately 220 locations, across an 11 state portfolio comprising of 2 Million square feet, excluding the AOB Michigan facility.&nbsp;</li> <li>Develops and implements a&nbsp; preventative maintenance program in compliance with established codes, environmental, health and safety standards.</li> <li>Develops short and long-term facility utilization standards and Real Estate Strategies.&nbsp;</li> <li>Ensures the development and implementation of consistent ACG maintenance practices.&nbsp;</li> <li>Manages activities of 12 facility service personnel, including direct responsibility for Facility Service Coordinators; Supervisor, RES Assets and Service Desk; outsourced cafeteria services, maintenance services (landscaping, pest control, HVAC, etc.)&nbsp;&nbsp;&nbsp;</li> <li>Establishes and maintains contacts with building associations, commercial contractors, vendors and governmental agencies such as Occupational Safety and Health Administration (OSHA), and the appropriate state and federal regulatory agencies to ensure compliance.</li> <li>Oversees the inventory of furniture and equipment.&nbsp;</li> <li>Develops and implements programs to maximize the utilization of facility assets.&nbsp;</li> <li>Reacts to problems and complaints to solve building services related issues.</li> <li>Works in cooperation with other RES management personnel in the development, implementation and installation of building technology programs to reduce costs and conserve energy, along with participating the implementation and maintenance of Critical Systems Program.</li> <li>Oversees the inspection and coordination of repairs for new and existing office facilities.&nbsp;</li> <li>Attends city/township meetings regarding zoning and other building related issues.&nbsp;</li> <li>Approves requests for furnishings and services and supplies for new/renovated/closing office locations.&nbsp;&nbsp;</li> <li>Manages a staff of Facility Service Coordinators and, through a Supervisor, the RES Help Desk.&nbsp;&nbsp;</li> </ul>
Requirements: <div><strong><u>Preferred Qualifications:</u></strong></div> <p>Professional experience in one or more of the following areas:</p> <ul> <li> <div>Architecture</div> </li> <li> <div>Construction</div> </li> <li> <div>Engineering</div> </li> <li> <div>Real estate</div> </li> <li> <div>Project management</div> </li> <li>College level coursework in Business Administration or a related field.&nbsp;</li> <li>Possession of Real Property Administrator designation.</li> </ul> <p>Experience in:</p> <ul> <li> <div>Property management in a corporate environment</div> </li> <li> <div>Using project management methodologies and tools</div> </li> </ul> <div><strong><u>Required Qualifications:</u></strong></div> <div><u>Education:</u></div> <ul> <li>Bachelor&rsquo;s degree and/or extensive education and experience in building operations preferred, including electrical and mechanical systems, facilities management, etc.</li> </ul> <p><u>Experience:</u></p> <div>Extensive experience in:</div> <ul> <li> <div>Managing operations of multiple buildings of varying sizes and complexity across geographies</div> </li> <li> <div>Total building functions (i.e. parking lots, roadways, renovations, mechanical systems, electrical systems, infrastructure, etc.)</div> </li> <li> <div>Environmental operations</div> </li> <li> <div>Aupervising and managing disparate trades, suppliers and internal staff.</div> </li> <li> <div>Preparing and reconciling capital budgets, life cycle cost analysis of corporate assets</div> </li> <li> <div>Preparing service level agreements, KPI&rsquo;s, and job/bid specifications</div> </li> <li> <div>Reading and interpreting architectural and engineering drawings and specifications</div> </li> </ul> <p>Supervisory experience to include:</p> <ul> <li> <div>Staffing</div> </li> <li> <div>Training</div> </li> <li> <div>Leadership, including managing employee work performance and development</div> </li> <li> <div>Decision making</div> </li> <li> <div>Organization and planning</div> </li> <li> <div>Analysis and problem solving</div> </li> <li> <div>Coordination and control of major projects</div> </li> <li> <div>Budget planning and management for capital and expense budgets in excess of $20 million annually</div> </li> </ul> <p><u>Knowledge and Skills:</u></p> <ul> <li>In depth understanding of architectural plans, space utilization, engineering drawings and specifications for construction of ground up, build-out of lease space, and major renovations</li> </ul> <p>Knowledge of:</p> <ul> <li> <div>Building trade products, materials, service, building codes, OSHA and hazardous materials codes sufficient to monitor, evaluate and recommend repair of various facilities</div> </li> <li> <div>Building maintenance processes</div> </li> <li> <div>Building codes, environmental, health and safety standards.</div> </li> <li> <div>Basic electrical design</div> </li> <li> <div>Space management</div> </li> <li> <div>Building management software systems</div> </li> <li> <div>Real estate/property management nomenclature</div> </li> <li> <div>Building operations</div> </li> <li> <div>Building trades and organizations</div> </li> <li> <div>Building and facilities management, such as remodeling and renovation, contractors, energy and water resource management, pumps and wells</div> </li> </ul> <p>Ability to:</p> <ul> <li> <div>Prepare and present high-level updates to Senior Leadership and Regional Presidents</div> </li> <li> <div>Communicate effectively with others in a work environment and with the public (e.g. contractors, landlords, Tax Management, General Counsel, Tax, etc.)</div> </li> <li> <div>Manage multiple projects and perform concurrent activities</div> </li> <li> <div>Develop and perform cost/benefit analysis</div> </li> <li> <div>Create proposals and negotiate contracts</div> </li> <li> <div>Develop and interpret contract specifications</div> </li> </ul> <p>Strong analytical and time management skills.</p> <p>Willingness to travel and to remain on call on a twenty-four (24) hour per day, seven (7) days a week.&nbsp; May be required to work extended hours, including nights and weekends.</p>
